Rental Agreement
Thank you for choosing a property managed by Absolute Luxury Management and Consulting, LLC (“we”, “us”, or “Company”). This Rental Agreement (“Agreement”) is entered into between Company and the guest signing below (“you”, “your”, or “Guest”) for the property located at XX
This Agreement is binding on Guest and any individuals traveling or staying with Guest. Guest agrees that Guest will ensure anyone traveling or staying with Guest will comply with this Agreement.
Cancellation Policy:
You may cancel your reservation more than 14-days prior to your arrival if your reservation for the Property is booked directly with the Company. Any direct booking, google, or VRBO(homeaway) booking that is canceled for any reason more than 14-days before your arrival will be charged for any card processing fees incurred by Company or the Property or its owner. The remainder will be refunded based on the cancellation policy.
Cancellation Protocol:
If you need to cancel your reservation, please send us a written communication to cancel. You may respond via email or text messaging; the confirmation email or phone number provided would be the appropriate avenues to cancel. If you do not communicate through writing and the reservation is not confirmed as canceled, guests may still be liable for any reservation total.
Should you cancel your reservation 14-days or less prior to your arrival, the entire amount of your reservation will be non-refundable. By signing this Agreement you agree to pay for the reservation, including the room and any associated fees, if the reservation is canceled within 14-days of your arrival. The reservation is not dependent upon weather, meaning we are open during sunshine, rain, sleet, and snow; we do not
refund based on the weather.
If the reservation was booked through booking.com, Homeaway(affiliated sources), airbnb, or any 3rd party booking source Guest is held to the cancellation policy on the booked site.
Note that a change in the length or dates of your reservation may result in a rate change.

Possible Fees:
Pet policy: We do accept pets(dogs) with prior notice in several of our properties. Our pet fee for accepted pets is $50.00 per stay with a max of two pets(dogs). You will be charged a $250 fee for any unauthorized pets.
– Locations that accept pets: Adobe Village Inn, Adobe Hacienda Inn, and Creekside Retreat
– Pets must be with the owner at all times and on a leash. No unattended pets to be left in the room.
– We do have a fee of $25.00 per pet stool/urine if we have to clean or pick up.
Please note that we accept registered service animals at the properties for no fee. Unfortunately emotional support animals do not fall under the registered service animal rule and would be charged a pet fee in pet allowed locations.
Early Check in Fee: We do offer an early check in option on a first come first serve basis. This option allows you to check in as early as 2:00 PM MST day of arrival for a fee of $35.00.
Additional persons fee: Please adhere to the max guest count per cabin. Any extra person over the maximum occupancy will result in an additional charge of $100 per person per night.
Smoking fee: The properties are smoke-free. A $300 per day cleaning fee will be charged to guests should smoking occur in any indoor spaces, balconies, or outdoor patios.
We reserve the right to refuse service to any guest at any time if they pose a danger to our Property, other properties, or other guests.
There is a county wide ordinance of quiet hours from 9:00 pm till 7:00 am. Please be respectful and mindful of this as we do have to adhere to the county rules.
Water Access:
We do have creek access with our cabins that are in Oak Creek Canyon and West Sedona. Please enjoy the creek and swim safely. If there is ever an alarm while in the creek, please get to higher ground as this means the creek is flooding. When you choose to swim or enter the creek you agree to indemnify and hold harmless any and all persons or entities associated with the Property. The entities/persons are not liable for any injury or accident that may or may not happen when accessing or enjoying the creek. If any minors are near any bodies of water they must be supervised by an adult who will take full responsibility of any and all liability. Please note that swimming is at your own risk and there is no lifeguard present.For any property, the use of the hot tub and/or pool is at your own risk. Company, the Property owner, and their employees or agents are not liable for any possible injury, harm, or neglect. You agree to indemnify and hold harmless any and all persons or entities associated with the Property. If you are traveling with children 12 and under, they are required to have adult supervision. No water toys of any kind are permitted in the pool, including jumping or splashing of any kind. There is no lifeguard on duty.
**No Glass allowed near hot tub/ creek*
Our check in time is any time after {{formatTime parent.checkinTime “short”}} and check out time is any time before {{formatTime parent.checkoutTime “short”}}. We will send all messaging through email or text.
**For concierge services – If we set up a service for you we may charge a service fee up to 25% of the reservation total. We will let you know what the fee is prior to booking the extra service. If you decide to cancel the reservation post our services, you agree that the 25% fee is still owed to the Company. Post-payment we will release the reservation information to you for any service we set up. This fee is for the time of our employees and the convenience of the service.
We will send out check in instructions 24 hours prior to arrival. If you do not receive these please feel free to reach out to us and we will resend the check in instructions.
